| If you own property in the area and are thinking of selling it, there
are a number of things you will have to consider:
For Sale By Owner or Licensed Real Estate Professional? When deciding
whether to list your home with an agent or go it on your own consider the following.
Real Estate agents: - Are professionals
- Lower your risks when selling
- Have an "inventory" of buyers
- Understand the mechanics of a
real estate transaction
- Have connections to people you'll need when selling
your house
Choosing a Realtor: Perhaps the most important decision
of the whole home selling process is choosing the right real estate agent.
Your agent is the one person who will be with you throughout the entire process
from preparing your home for the market to qualifying buyers, to showing your
home, to presenting offers, to getting the transaction closed (getting appraisals,
surveys, insurance, etc. .) You'll want and need someone who: - Is a REALTOR
- Is a good listener
- Reacts to what you tell him or her
- Demonstrates
knowledge of the current market and area
- Is well-informed and connected
- Is
PROACTIVE and will be the driving force behind getting your home sold at
the best price and in the shortest amount of time.
Finally --
Ask yourself the following questions. Does my real estate agent: - provide
me with a customized marketing plan?
- create special color
flyers just for my property?
- send out special mailings
on my property to targeted buyers?
- have his/her own website
linked to frequently visited relocation and visitor sites?
- have a toll
free number for the convenience of his/her customers?
- produce his/her
own brochure in addition to the company's?
- Advertise in publications
such as The El Paso Times, Albuquerque Journal, Las Cruces Sun News, Denver
Post, The Enchantment, Thrifty Nickel, The Real Estate Round-Up (Cloudcroft
& Ruidoso), and Sun Country Homes among others?
