WHAT MAKES THIS PROPERTY
UNIQUE?
By: Michelle Meyn, Realtor & Tenant of the Burro Street Exchange
The Burro Street Exchange is
truly a one-of-a-kind property in the Village of Cloudcroft. It is the
newest commercial building in the Village offering superior
construction, better energy efficiency, and less maintenance and repairs
than its older counterparts. Yet, it has maintained the old west
ambiance of the Village with its architectural design and western
style. We call it “new” west.
The benefits to tenants are
numerous. First, the location is second to none. Although the Village
is small, we’ve found that tourists do not always go out of their way to
visit stores off the Boardwalk or off of Burro Avenue. Speaking as a
former tenant of another Burro Avenue location, I can say without
hesitation that our foot traffic more than quadrupled when we made the
move to the Burro Street Exchange.
Additionally, because BSE is a
newer building, tenants do no have the maintenance problems experienced
by tenants in older buildings. No leaky roofs, rotting floors, or
drafty windows and doors, etc. . .
As in any small town, parking is
also an issue in Cloudcroft. There is street parking in front of all
major Burro Avenue businesses including the BSE. However, what BSE has
which no other business on Burro Avenue does is additional, off street
parking for approximately 23 vehicles located behind the building.
The
addition of the Burro Street
Exchange in 1998 was a tremendous boost for the Village and attraction
for tourists and locals alike. With its balance of retail shops,
eateries and businesses, the BSE is a one stop shopping experience. The
covered boardwalk, easy storefront access, and numerous boardwalk
benches are welcoming and inviting. Walk down the boardwalk on a warm
summer day and you’ll find most tenants have their doors wide open, very
inviting and friendly to passersby, not to mention convenient for moving
through the door when you have a multitude of purchases in hand!
While the shoppers in the family
do their thing, those less inclined to “sprees” can sit leisurely on one
of the boardwalk benches, visit the WIFI coffee shop, or browse local
real estate listings. Christmas is a special time in the Village and
the BSE is no exception. The landlord and tenants take pride each year
in decorating the building and individual units in preparation for the
Village lighting contest.
All in all, we believe that you
will not find a better business opportunity in the Village. Southern
New Mexico and Cloudcroft in particular is still a secret destination
for many, however, it is not as “secret” as it once was. More and more
people are discovering southern New Mexico for themselves through the
Internet, friends, and recent articles in the Wall Street Journal and
other regional publications. While we will never be a metropolis
(thank goodness!) our time is coming and this is an opportunity you
don’t want to miss!

main house offers spectacular views of the Tularosa Basin and surrounding
BLM canyons and has a steam room, sauna, hot tub and fitness room. The

handcrafted with such fine details as a Rojo marble wet bar and a Russian
Artisan fireplace mantel. Enjoy the heated in ground swimming pool or enjoy

Michelle's Note:
The pictures
don’t really do this property justice. There are so many special, custom
touches in this home that’s its difficult to choose a favorite. However, I
think the most impressive feature, and one that the current owners have
immensely enjoyed, is the privacy the property affords. Aside from the
expansiveness of the house and the various rooms one can enjoy, the estate
is on 9 acres bordering miles and miles of public land. Because there are
few restrictions, this property could serve as a B&B, fitness or health
resort, dude ranch or corporate retreat. Then again, it’s working quiet
well as a private residence!

Ryan's "Ranch" – High Nogal |
$799,000 |
A “hip
pocket” listing which you’ll only see here. The owner has lived here 14
years and has worked on this 8+ acres creating a park-like setting. There
are several structures on the property including the main house, a small
guest cabin (no utilities), a horse pen, workshop and wonderful gazebo. Very
private with lovely views, several possible building sites and a trout pond.
Property has its own registered spring plus a shared well for water.
|
Michelle's Note:
If you are not familiar with High Nogal, you should be! A really terrific
location for a family or corporate get-a-way near national forest and miles
or recreational trails. This is the property for the buyer looking for
privacy, wildlife, water and the perfect setting for your dream home.

The Cottages at Cloudcroft – Village of Cloudcroft |
$350,000 |
Three
rustic cabins with a total of seven rental units. A great investment
opportunity. Live in one and rent out the others. Five of the units have two
bedrooms, one bath, a kitchenette and cozy fireplace. The other two rental
units are one bed/one bath each. Units come fully furnished and equipped.
Nice location in the Village near Zenith Park, the tennis courts and the
Pavillion “playhouse.” Owner will consider financing.
|
Michelle's Note:
I love the rustic, nostalgic feel of these cabins with the knotty pine walls
and stone fireplaces. A unique opportunity to own a piece of the Village!
